Plans to build 66 new homes on the outskirts of Bangor have been submitted to Gwynedd Council planners.

The proposals, unveiled by Macbryde Homes Ltd, have been earmarked for an existing six acre greenfield plot of land off Llandegai Road and near Maesgeirchen and the city’s crematorium.

They include plans for 20 two bedroom, 30 three bedroom and 16 four bedroom homes with the applicants stating that 13 will be designated as affordable and transferred to housing association Adra once complete.

During the pre-consultation phase, however, the developers responded to concerns that its proximity to Bangor crematorium could be problematic due to smoke deriving from the stack, as well as the potential for anti-social behaviour, claiming that there was no evidence to substantiate that either would be an issue.

Claims were also made by the local member, Cllr Nigel Pickavance, that social housing would be “much more welcomed” in the area. 

The supporting documents state, “The proposed development comprises a balanced housing mix, including 30% 2-bedroom properties, 46% 3-bedroom properties, and 24% 4-bedroom properties.

“This aligns with the housing needs identified in the Council’s LHMA. The provision of affordable housing is a material planning consideration to be taken into account in the determination of this Application consistent with paragraph 4.2.25 of PPW10, and the provision of 100% affordable housing should attract significant weight given the affordable needs set out in the LHMA.

“The affordable tenure mix is to be agreed but will comprise traditional affordable tenures and some assisted ownership plots.”

The developers conclude that the plans will also deliver direct construction and indirect supply chain jobs and increased local spend.

It’s expected that a decision will be made by Gwynedd Council planners over the coming months.
