Plans for over 30 new homes have been unveiled in an Anglesey village.

The outline proposals, submitted by Roebuck Develpments Ltd, would see 31 new homes built in the heart of Llanfachraeth.

While a full application will have to be submitted before work can start, even if the outline plans are approved, developers say that the estate would include a mix encompassing four bed detached to two bedroom terraced homes.

The site is described as near the existing Roebuck Estate, which would provide access to the new estate.

But despite concerns being raised that the site has been prone to flooding in past years, the developers have stated in their application their confidence that these can be resolved.

“The site is located within the village of Llanfachraeth,” note the supporting documents.

“The land has been allocated for residential development within the Anglesey and Gwynedd joint LDP. There are various houses and bungalows that surround the perimeter of the site.

“Consideration will be given to the use of solar/photovoltaic panels to reduce the amount of natural resource that the new dwellings will use. The buildings will also be highly insulated to reduce the amount of natural resources required to heat the building."

“The site is within walking distance of the village centre of Llanfachraeth where there are local shops, pubs, local school and community facilities.

“There are also public transport links nearby that travel to all the other local villages and towns of Anglesey and the mainland.”

The applicant's claim of the homes being within walking distance of the school is no longer the case, however, after the closure of Ysgol Llanfachraeth in 2017.

It’s expected that Anglesey Council’s planning department will consider the plans over the coming weeks.
