A PLAN to turn an annexe into a holiday let on a Criccieth housing estate is expected to be turned down by council planners.

Gwynedd Council has received the application to convert an existing curtilage building to a two-bedroom holiday unit at Eirianedd on the Rhos Bach estate in the town.

But the officers recommendation recommends members of the authority’s planning committee should turn down the application as, in their view,  it does not satisfy planning policy.

This is despite the local community council and Gwynedd’s transportation unit offering no objection, with the plans involving dividing the front curtilage of the property in two and providing three parking spaces for the main house, and one parking space for the holiday unit.

Before a decision is made, however, members are set to go on a site visit for themselves, on the request of local councillor, Eirwyn Williams.

“The proposal to convert the existing building within the curtilage into a self- contained holiday accommodation is unacceptable because of the site’s location within a residential housing estate, and as the local planning authority has not been satisfied there is not an excess of this type of accommodation in the area,” notes the report.

“Because of the building’s location and its proximity to the existing residential dwelling on the site, the proposal cannot be considered to be of high quality in terms of its location.

“It is also considered that using this building within the curtilage as a separate unit means that the scale of the development is unacceptable and that each property would detrimentally impact the amenities of the other.”

A decision is expected when Gwynedd Council’s planning committee meets in Caernarfon on Monday, March 4.
