Rights of Way, Easements and Wayleaves

The land is offered for sale subject to and with the benefit of all rights either public or private wayleaves, easements or other rights whether specifically referred to or not.


Enquiries have been made with Welsh Water and a mains connection is available on the opposite side of the road subject to a connection charge.

The buyer will be granted a temporary licence to use the existing access drive (part) and trackway shown coloured blue between the points marked X-Y-Z on the plan for a period of 90 days from the date of completion of the sale, but thereafter such licence shall absolutely cease and determine.

The seller shall reserve the right to use all such drainage pipes, drains, ditches and watercourses (if any) as are subsisting at the date of completion of the sale over the land to be sold for the benefit of the said retained land of the Sellers.
